Maintaining Your Water Heater

For maximum life and efficiency, you will want to periodically inspect your water heater and perform preventive maintenance on it. If the water temperature seems excessively hot or cold, or if you run out of hot water sooner than you used to, you may have a faulty thermostat or heating element. Try adjusting before replacing. This symptom may also indicate sediment build-up inside the water heater, which effectively reduces the volume of water it can hold, and reduces the heat-transfer efficiency. Keeping an eye on your water heater and its performance can clue you in to any potential problems that may need to be addressed by a plumber. A few minutes a month can save you the cost of premature replacement of your water heater, or costly loss of efficiency. Here are some simple checks you can do on your own.

Water Heater Inspection

The first thing to make yourself aware of is the location of the power or fuel shutoff, and the cold water inlet shutoff valve. In case of trouble, you want to be able to turn off the water or power as quickly as possible. During your monthly visual inspection of the water heater, look for rust on the water heater and wet spots on the heater or the floor nearby, indicating a leaking water heater or pipe connection. Don't be afraid by dripping condensation if it's warm and humid in the basement, cold Pipes can collect condensation and drip water. Eliminate or reduce condensation by insulating the cold water pipes with foam pipe insulation. Put your hand on the tank. Does it feel warm? If it does, you may want to put an insulating jacket on it (see the section on "Water Heater Insulation"). There should not be any hot spots on the tank. What does the plumbing look like? It should be clean with no green or white build-up, indicating a slow leak. Look at the temperature and pressure relief valve it should not be dripping or have any evidence of rust or corrosion. Do you hear anything? If you hear hissing or popping, it could indicate a leak or sediment build-up inside the tank. Be sure that electrical connections and thermostats are safely covered.
